The Sustainability Guidelines for The Brewery are written to inspire, educate and provide guidance to the entire development team; including
the Zilber organization, City of Milwaukee and partnering developers.
These Guidelines are written as a comprehensive guide for all aspects of the development process;
from the initial planning and design phase, through construction and closes with the importance of operations and maintenance.

Sustainability Benefits at The Brewery
The Guidelines discuss at length the benefits of creating a sustainable neighborhood; emphasizing the important interconnection between
businesses, a healthy society and the environment.
Integrated Design Process
The integrated design process brings together project owners, the design team and the construction management team early on in the design
process to consider and evaluate specific sustainable building strategies, their benefits and their cost implications.
Technical Guidelines
The Technical Guidelines provide individual development teams sustainable strategies specific to their project. These Guidelines
are further defined by performance benchmarks and technical strategies to assist in their achievement along with known performance and impact metrics.

Required Guidelines
A primary goal of the Guidelines is to crate a convincing case to each building owner that by developing a highly sustainable project,
it will be beneficial to them and their employees as well as their neighborhood and community. The Performance goals are presented with two levels of achievement:
Level 1 criteria represent a minimum performance standard that The Brewery will accept and that will be required of their project.
Level 2 criteria is a more progressive industry standard and encouraged by The Brewery.
Enforcement of Guidelines
The Brewery and its Partners are committed to making a conscious effort to incorporate sustainable practices into their individual projects. To
enforce the required performance criteria, the City of Milwaukee’s Common Council has adopted The Brewery’s Sustainability Guidelines into the Development Incentive Zone
Guidelines and City Planning criteria thereby being enforced with each development application.

The Brewery Sustainability Guidelines are designed to be a comprehensive reference tool for all aspects of the development process; thereby
allowing individual building developers to better assess specific sustainability strategies, performance and cost, for their project.
