A centrally located parking structure was constructed at The Brewery to meet the needs of the local businesses
neighborhood residents, entertainment and shopping guests.
Through its design innovation, this LEED Gold certified building contributes to achieving the sustainable goals of The Brewery Development.

Planning
Centralized structured parking was concluded to be the best parking solution after considering project-wide development plans for The
Brewery. This decision will allow for maximum density to be developed on adjacent blocks and to minimize the negative affect of both space and urban heat
build-up caused by surface parking lots.
The lower-level retail component of the parking structure was essential to provide a pedestrian friendly streetscape.
Historic Tribute
The new parking structure replaces four of the original Pabst Brewing buildings; windowless and primarily used for the manufacturing of beer.
This single new building replaces their scale and massing, and its facade design reflects the imagery of the past. The use and detailing of stone, brick and steel
further reinforces the manufacturing heritage of the former Pabst Brewing complex.
Site Preparation
Over 50,000 tons of crushed and recycled building debris was used to fill old building excavations and prepare the site for new construction.
The cost savings for using recycled material in lieu of imported fill was over $350,000.

Construction Means and Methods
A resource efficient, precast concrete super-structure was used to provide a quality-controlled structure through winter conditions. Over
45% of the materials used in the precast concrete components were recycled material and over 75% of the materials were regionally sourced.
Energy Efficiency
State-of-the-art LED lighting fixtures with integral occupancy sensors were used throughout the parking areas. High efficiency fluorescent
lighting is used in the stair and elevator towers as well as the balance of the structure. All of the lighting is interconnected to a three-zone daylighting network
creating an energy savings forecasted at over 85% of that of typical new construction.
Operational Efficiency and User Safety
A fully automated operation and payment system is utilized throughout the structure providing ease and time savings to its patrons. All floor
levels and elevator lobbies are equipped with camera surveillance and provide 24/7 direct response emergency call stations.
